Project Overview

This residential project is located within the Burj Square Central Development on the north bank of the new Dubai canal/creek opposite the Dubai Design District. The Project consists of 1 ½ B+G+3P+17 floors. The Total BUA is 3,00,000 sq. ft. The podium floors have single loaded corridor with residential units towards the main development boulevard.

Challenges

The engineering team has worked to achieve the goal to develop a design for maximum efficiency. Parking and traffic arrangement on the Podium and basement floors, fire safety circulation and reception spaces reduced the flexibility of having uniform grid spacing. Due to this all the columns could not be taken above in the super-structure.

Solutions

This design leads to the columns rotating their major axis 90ᵒ at Podium 2 and further to have transfer girders shifting a column position to allow spaces on the flats above.

Loads are transferred through the slab to the cores, columns and walls down to the foundation. On the interface where columns rotate, columns head needed to be provided.

KPM focused on avoiding multiple shafts for PHE, and HVAC services. We split the centralized AHUs. A few were located on the roof and few were located at podium level which helps us to reduce the shaft sizes within the apartment and common area.
