Project Overview
Marasi Views is a residential tower which is located in the heart of Dubai’s Business District in Business bay. The Total BUA is 2,50,000 sq. ft. The project consists of 1B+G+2P+14 floors.
Challenges
The views and the efficiency was the one of the major requirement from the Architectural and Client point of view. This made the structure irregular and somehow flexible for its type and height.
Solutions
To achieve this, the layout has been optimized in order to provide thinner and longer columns on the residential floors and increased them on the podium and basement levels. Several constraints of space planning have forced to include corbels below the first floor to support the columns above and the two floating columns resting on transfer girders at 10th floor. The building’s seismic drift has been monitored and kept within acceptable limits. We also worked over multiple options to provide the most accurate MEP plant room locations and their connectivity with the building and utility network.
